The Structure of the framed garage should start with waterproof bottom plates secured by anchor bolts in the concrete slab. The walls should be built with 2 by 4 studs 16 inches apart to guarantee a structurally strong wall and 8 feet high. Rafters should be 2 by 6 studs 16 inches apart to support snow and other elements. Make sure the rafters are securely embedded into the top plates of the walls with the bird mouth cut method. Once the sheathing is installed on the walls and roof vinyl siding is the most recommended siding as it is the most maintenance free and economical in the market.
If you are thinking about building a detached framed garage with garage plans it is helpful to know the best construction features to use. For best results and to build the best garage plan it is important to use a 6 bag mix of concrete when you pour your garage slab. The 6 stands for 6 bags of concrete per yard mixed. Anything less than a 6 bag mix is not strong enough. Compacting the 4 inches of crushed stone is also important. Compacting the crushed stone assures that the concrete will be sealed air tight and will eliminate any cracking in the concrete slab. Before the concrete is poured be sure to use wire mesh reinforcement this mesh should lay over the crushed stone.
Well maybe its time to get your wife off your back and get it cleared out. Then earn some brownie points by fitting some modern garage flooring. With todays modern materials you can cover up that old concrete floor very inexpensively to give an almost showroom finish. Most garage floors will be ready to take on many types of flooring with the minimum of preparation. Unless you have a very uneven surface a quick sweep out maybe fill in any cracks and you should be good to go. Anything worse such as large holes or lumps should be dealt with as these will affect the finished look of any new flooring put on top. There is whole range of interlocking garage floor tile available in a wide choice of colors. These are constructed from PVC and are fitted in a matter of hours and dont involve any adhesives. This is a safe non slip surface that is resistant to oil petrol and many other chemicals. Low maintenance very durable and comfortable underfoot.
There is so many different uses people have for their garages today other than parking their cars. Its maybe just for storing old house hold junk or somewhere to work on a do it yourself project. Well whatever it is one thing most garages have in common will be a cold hard and uninviting concrete floor. If the floor is very old it will no doubt be cracked and broken and giving off high amounts of dust that just gets everywhere. On top of this add stains from engine oil leaks most people will be glad if the floor is covered up by a load of junk.
For a garage that is used as an extension to ones home - as a separate and utilized room - a more permanent garage heater that is controlled by a thermostat is the most effective option. A thermostat will allow you to maintain a consistent temperature so that the garage is ready to be used at any time - regardless of the weather.
